1. Do some research before you star looking for a new home. Put together a Dream Home Wish List; size of home, number of bedrooms, location, house style, price and any other important factors. By narrowing your search you will focus on finding the house that is right for you.
Try our New Home Finder and let Country Homes show you the "house of your dreams".
2. Determine how much house you can afford. Don't become house poor. Buying the biggest home you can afford may leave no money for maintenance, décor or renovations. Plus, it may make it hard for you to save money for other financial goals.
Country Homes builds houses for every price range, from $249,900 for a Single Family Home at Alcona by the Bay, to Singles starting at the $490's at Milton Ridge.
3. If you are a first time homebuyer, get your finances in order. Examine your credit report and be prepared for down payment or closing costs. Reduce any credit card debt or credit problems before you start house hunting. Get pre-approved for a mortgage.
For more information on new home financing, visit the Canadian Bankers Association website (). It offers two helpful brochures called Mortgage Wise and Managing Money.
4. Once you find a house, make sure you have considered the following: distance to work, quality of schools in the area, shops and restaurants, transportation links, parks and recreational areas and amenities. All of these elements contribute to making your new house a home.
The internet is a fast and easy way to find out more about what communities have to offer. Currently, Country Homes is building communities in Innisfil, Brampton and Milton.
5. Don't take chances. Enlist real estate professionals; lawyers, real estate agents and financial institutions who will guide you through the purchase of your new home.
All new homes are covered by the Ontario New Home Warranty (TARION) (). Coverage under the Act includes deposit protection, protection against defects in work and materials, protection against unauthorized substitutions, and protection against delayed closings or delayed occupancies without proper notice.
6. Enjoy your new home.
